Seminar Overview

A full-day seminar bringing together all requirements necessary to ensure compliance for closed-end, consumer purpose real estate secured loans. In particular, this seminar will focus on recent changes to the disclosure process resulting from changes to the Federal Reserve Board’s Regulation Z and HUD’s Regulation X.

The recent volume of changes to consumer mortgage compliance obligations includes new disclosure, timing and verification requirements. In some cases, existing requirements have been expanded while in others entirely new procedures are mandated. Some disclosure forms have merely been “tweaked” while others have been completely redesigned. In many cases, timing requirements have also been revised. The Mortgage Compliance Update will help your institution not only make sense of this myriad of new material, but also understand how all these changes will fit in with those compliance requirements that are not changing. Attendees will walk away with complete materials including a disclosure matrix detailing both the form and timing of required disclosures by loan type.

Seminar Topics:

• Truth-in-Lending Act/Regulation Z (including Mortgage Disclosure Improvement Act additions, and new requirements for Section 32 loans, new Section 35 requirements for Higher Priced Mortgage Loans, and new Section 36 requirements)

• RESPA/HUD’s Regulation X (including using the new Good Faith Estimate and HUD-1/1A forms, and a review of the escrow process)

• Fair Credit Reporting Act (focusing on accuracy and integrity of information reported

• Equal Credit Opportunity Act/Regulation B

• HMDA/Regulation C

• Fair Housing Act

• Flood Disaster Protection Act

• Homeowners Protection Act

• Home Ownership Counseling Notification Requirements

What You Will Learn:

• The full list of disclosure and other compliance requirements for closed-end, consumer purpose real estate secured loans, including the new requirements of the Mortgage Disclosure Improvement Act, new Section 35 and 36 requirements under Regulation Z, and recent RESPA-related changes to HUD’s Regulation X

• Timing and acknowledgement requirements

• When fees can be collected in the application process

• How recent changes have impacted the verification and approval process for certain closed-end, consumer mortgage loans

• When escrows will be required and what must be included in escrow accounts

• A clear and accurate explanation of how recent changes affect some non-fully amortizing (balloon) loans

The Manual

The Mortgage Disclosure Update manual will provide attendees with a valuable reference tool that summarizes the requirements of the various laws and regulations relating to consumer purpose, real estate secured loans. As requested, the manual includes a disclosure matrix clarifying which disclosures are required for which loan types, and also stating the timing rules for providing these disclosures.

Who Should Attend

This seminar is designed especially for the compliance professional who is already familiar with the basics of compliance for closed-end, consumer purpose real estate secured loans but who wants to be completely up-to-date regarding recent changes in the process. The seminar will also benefit those in the loan application, processing, closing and audit functions who need to know about these changes.
